Villa in Tulum Selva Norte

Living in Selva Norte has been a very balanced experience. What I value most is the feeling of being truly within the jungle, the environment feels green, peaceful and well integrated with the architecture, which translates into peace and a relaxed atmosphere. The amenities serve their purpose well: the common areas are well thought out, the pools are pleasant and, in general, everything invites you to disconnect without having to leave the condominium. It's a place where you can spend the entire day without feeling that something is missing. In terms of security, it gives me great peace of mind knowing that it is a gated condominium with 24/7 surveillance. The controlled access is noticeable and adds quite a bit, especially for those of us who value privacy and security in Tulum. One point that really makes a difference is the restaurant within the development. The cuisine is very good, with varied options and accessible prices, which allows you to handle meals without complicating things. The location also works in its favor: you are away from noise and bustle, but at the same time just 5 minutes from the center of Tulum, so getting around is easy when you need to. That balance between tranquility and proximity is, for me, one of the best things about Selva Norte. The Penthouses are incredible, they have a very large rooftop with a bathroom and plunge pool and grill, a true luxury, with views toward the imposing Jungle.

It's wonderful, I feel the magic of Tulum, a place where you find peace and harmony.

AVOID. Pure appearances and "management" simply dedicate themselves to applying "gaslighting" techniques to avoid any responsibility... Both 2/2 cenotes have been green SINCE THE HURRICANE IN 2021... and they are not going to fix them... The gym only has 1 air conditioner that barely works and the treadmill is broken (something they get upset about and deny when you report it). -The garbage container is right at the front door! Walking 10 minutes to carry several bags of garbage is ridiculous. There are multiple concrete speed bumps that are too high (enough to damage any vehicle that isn't a tall SUV/4x4..). Your vehicle will hit bottom several times in a very short distance. Security is not useful, they give you problems when you enter and problems to your visit... and the administration is worse. The administration completely lacks customer service, they are rude, arrogant and act like they ARE DOING you a favor by letting you breathe the air in their "residential.. poorly done and poorly managed..." in fact if you approach pointing out any of these problems... they give you problems and "informative letters according to them for nothing.." + THERE IS PRACTICALLY NO PARKING AVAILABLE because of them themselves.... It's easier to make a false informative letter because someone pointed that out than to solve the problem..... The few PUBLIC parking spaces "available for the condominium buildings... are half occupied by broken-down vehicles or... permanently occupied by who knows what covered vehicles or by motorcycles... and obviously it is a team EXCLUSIVELY OF MEN. Naturally they lie, apply gaslighting, and give you problems for pointing out the problems... and even worse, they tell you... "you're simply renting, you have no right to ask about any of that... we only give attention and priority to owners." They use GASLIGHT techniques when you call their attention to real issues... THE FUNNIEST PART... when I mentioned all the garbage around there, I was told IT IS FORBIDDEN FOR YOU TO TAKE PHOTOS HERE BECAUSE THEY ARE PRIVATE PROPERTIES.. (the photos were of the garbage outside the properties or in public transit areas..) they told me.. "IT'S BECAUSE OF THE RACCOONS"... of course, THE RACCOONS... leave bags of plastic full of garbage, construction materials, rotten cut trees, piles of moldy leaves and wood around... the raccoons don't fix what doesn't work either like the elevators and gym equipment...those raccoons... seriously that people don't have INTEGRITY, BACKBONE, VALUES, EDUCATION OR COMMITMENT whatsoever to do their job... avoid. It's a shame because the location in the jungle is beautiful, shame with the people from SELVA NORTE who take away the beauty...

This is a hidden gem in the Jungle. I own a condo here and for me it’s a little piece of paradise. I love that it’s tucked away in the Jungle, the pools are beautiful, the condos and villas are very nice. I love coming back here.

A beautiful place in the middle of the jungle. Its rustic and natural style creates a very special, quiet and relaxing experience. Perfect for those who enjoy nature and an authentic and peaceful atmosphere.

My experience as a condominium resident has been very negative. Over time, the condominium has been visibly deteriorating, which, in my opinion, is due to poor administration and unprofessional management. Decisions seem to be made without clear criteria or planning, which has generated disorganization and a tense atmosphere among residents. From my point of view, this situation has seriously affected quality of life, coexistence, and the perception of property values, which have been progressively declining. This is a personal opinion based on my direct experience, but I consider it important to say it clearly: it is not a place to come and rest. If you are looking for tranquility, order, and good management, I would seriously recommend evaluating other options before choosing this condominium.

The surrounding streets are still not finished, they are unpaved so you have to dodge many potholes. Within the complex there are very few parking spaces, so it is difficult or impossible to find availability during high season. I went in January 2026

Excellent place to stay and rent on Airbnb, it is recommended to have a car or motorcycle rental since taxis are somewhat expensive.

Highly recommended place to visit in Tulum, especially for families and people who want to disconnect in the middle of the wonderful Riviera Maya Jungle. Most accommodations in Tulum are designed as if they were city apartments on the beach, Selva Norte keeps all the elements of the jungle and nature. I highly recommend it for long and short stays, and it also has a restaurant within the complex.
