"Palais Tulum is conveniently located near grocery stores (~12 mins walk), restaurants, and cafes in the Aldea Zama area, making it walkable. However the place sometimes has a strange, funky smell, even in the rooms, so I try to air it out throughout the day. Friendly and helpful receptionists, quite clean in the main lobby area and AC so it’s nice and cool. The pool and rooftop area are decent, though there should be a garbage can up there. I wish they had recycling bins somewhere (in front of the lobby or near the garbage bin in the parking would be great) The gym, unfortunately, needs a major upgrade and some TLC. I couldn’t even use it for my workout; the treadmill wasn’t plugged in, and the power cord was missing. I’ve heard their security is strict at night, with locked doors and limited access. There’s plenty of parking for scooters. Construction is happening across the building, sometimes can be loud. The door in my room is great for soundproofing, so I close it and I usually don’t hear much of the noise. There is one washer on each floor for laundry. Elevators worked for my month stay. Given the convenience and the price I paid for my studio, I’d stay here for another month next time I’m back, unless I find a better option at the same price."

I want to share my experience so that future guests take precautions. During our stay everything proceeded normally, however, after check-out they are trying to hold us responsible for damage to some chairs, without having clear evidence that said damage occurred during our stay. It is important to mention that we were not shown evidence with date and time prior to our arrival confirming that the facilities were in perfect condition. This leaves open the possibility that those details already existed or were caused by previous guests. Recommendation for those staying here: take photos and videos of everything upon arrival (furniture, linens, common areas, etc.), as this can prevent uncomfortable situations or unjustified charges later. We hope that management handles this type of situation with greater clarity and transparency to avoid affecting the experience of future customers.

Originally, I gave this place four star review but because of how the properties handling a situation while I was staying there I have moved my rating to a two.This place was overall amazing..Yes the location stinks. it’s under construction and at night it’s probably not the safest to be walking on by yourself sometimes maybe not even a group because it’s not lit. The staff helped when needed. The kitchen came with all the supplies we could need. The rooftop pool could use some work. But we had our own private pool and it was great!

There is no CCTV anywhere in the building and it's on a dark road in the dirt, in an area with construction sites. If was a woman or novice travel, I would feel unsafe. The building isn't really well maintained either. It is unfinished and you can tell that every single corner was cut in the construction. The developers should be ashamed of themselves. My room was fine, but that was because it was an Airbnb.

If you read the other reviews, some are simply rating the architecture. Probably friends or investors. If you stay facing the street, you will have construction going on from 8am until 4/6pm. Sometimes you can hear some hammering on sundays. During the week it’s often constant jackhammer noises. This will likely go on for another year or two ( I was told three years by a local). They have to finish the buildings and then build all the roads. If you‘re there to party or for a quick holiday, you might not mind but if you‘re there to relax, pick a different spot. The two to three weeks I stayed there, there was a funky smell that came up from the shower drain. And the water pressure of the large rain shower head is not strong. The service rating is hard to give. My airbnb host took more than 10 days to deliver hangers, and attempted to not pay for an agreed upon discount, but the people downstairs are friendly and answer questions you have. So I'll give the rating for the people in the lobby. Few people speak English, so you will need a translation app if you don’t speak Spanish. One of the videos shows quiet time and the other work time. I also feel that google put the volume down, that construction sounds louder in real life.
