I love Cacao they have a nice gym , but really who makes it special is the manager Karina . She will help you with whatever you need and the staff are super nice .

The location is excellent, the staff is friendly, and the gym is kinda ok (when it's not raining). But that's about all that this place has going for it. I lived here for 6 months and it's great -as an example of shoddy construction practices that are so common in the area. Building only a few years old and literally falling to pieces. Leaks everywhere. Stairs turn into a waterfall whenever it rains because the architect decided for huge, glassless windows on the landings. Bad finish on most things and huge mold issues which may or may not be apparent because they'll often just paint right over it instead of treating it properly. It is not a hotel but individually managed apartments, so you might even get lucky and get one where the owner went above and beyond to fix all the developer's mistakes, but from what I've seen, those aren't very common. If you're coming for a holiday, make sure to check the reviews and user pictures of the unit you're getting, and if you're considering renting or buying... just don't!

Amenities in poor condition and dirty, the power goes out all the time because the building doesn't pay the service on time. Broken glass in the building that is dangerous.

Excellent place. Close to many commercial establishments. It is a very complete condominium, possibly the most complete in the area. Without a doubt I recommend it

YMMV with this place. It isn’t a hotel. It’s condos that are independently rented out. Ours was nice with some downsides but overall the location is great and it was very quiet and felt safe. Our private rooftop pool was also in great shape. We didn’t eat here or use the main rooftop pool and didn’t order from the bar. We paid $115/night which felt like a decent value.

Honestly, this is the worst experience I've had, and the first negative review I've ever made as it does not feel good. The showers and plumbing were very dirty and smelly with brown water coming out of them often, as well as very poorly cleaned. Keeping in mind I am familiar with level of infrastructure in Tulum, this was different. The broker I used to attain this (monthly) rental made many promises to make it right. He did not. When I left at the end of the month (with the notice required) he and management admittedly claimed that any damage deposits were designated to their commissions, refused to return it, and blocked me from contacting them further. I did not have a lease agreement signed. I do not wish for anyone else to go through this experience, which is why I am posting here. I am grateful to say I've attain a different and wonderful accommodation in town.

It looks very beautiful, I will visit it soon. I stayed across the street, a more economical option.

These folks were really awesome to us during our stay in February. The most pleasant hostess, Darlene showed us to our room. The roads and infrastructure in the area are not that great, but the bumpy roads have cool little niche bars and shops in the vicinity. They have an awesome restaurant attached, Eric was there to make coffee and smoothies every morning. The staff were most hospitable and accommodating in so many ways, we are looking forward to our next visit.

Worst experience I've had so far

So we came here pretty optimistic cause I don’t tend to put a lot of trust in bad reviews cause I know everyone has different expectations but WOW this place sucks. First, they quite literally never answer their phone, what’s app, personal number for whoever Vicente is nothing at all. Before we got here we wanted to change a day, I tried to get ahold of them for weeks before we arrived, absolutely no response. When we get there, we check in go up to our room and it’s pretty nice. We are there for 2 full days when we go past the front desk and a man named Vicente tells us we need to pay when 1. We already paid via chase sapphire * months * before and I had the receipt and we paid for an extra day we didn’t need and we never got our money back for a full day we didn’t use (we were suppose to be there 5 days instead of 6) 2. How did they willingly let us check in, go up into a room with a key and spend multiple days in our room if we hadn’t paid yet???? Seems like they don’t have anything together. The “security” at the front desk also couldn’t even answer the question of who’s the main manager and when they are in office to get ahold of anyone else besides whoever the mysterious Vicente is. Then the power and water goes out, they said 2hours max it was more like 7hours, then the next day it goes out again this time only about a hour, then to add to it, certain lights did not work, the fridge made a loud humming noise and the A/C would constantly reset and turn off on its own. I really wanted to believe this place was better then some of the reviews people were writing but it was actually worse lol

Very nice complex with good location

The place is beautiful even though it's starting to look neglected, but the price is unbeatable for what they offer. Highly recommended if you have a car.
