"11/05/2026 - Indescribable!! Accommodations: I stayed in block F, a well-maintained apartment, complete, clean... it had absolutely everything I needed and with great comfort. Pools: they are clean, some heated and others at room temperature. Gym: new equipment, well-maintained and diverse, better than expected. Location: central and has nearby restaurants, all necessary markets. Service: attentive. Parking: I had trouble finding my garage space, the markings on the ground need maintenance!! Note: The entrance is a bit hidden, after the Haagen Dazs ice cream shop turn right before the local police station."

Le projet Xalet Tulum est honnêtement magnifique. Architecture incroyable, ambiance haut de gamme, belles installations et très beau concept. Le personnel du projet est également très attentionné et professionnel. Ce commentaire ne vise PAS le projet en tant que tel, mais bien mon expérience extrêmement problématique avec une propriétaire d’un condo 2 chambres dans le projet. Malheureusement, mon séjour dans l’unité E-306 avec la propriétaire Idette a été l’une des pires expériences locatives de ma vie. Je n’y remettrai plus jamais les pieds et honnêtement, je déconseille fortement cette unité aux futurs voyageurs. Depuis le début du séjour, il y a eu : * changements constants de règles, * frais supplémentaires qui apparaissaient régulièrement, * demandes de paiement sous pression directement à la porte à deux reprises, ce qui est totalement inadmissible, * refus de fournir un vrai contrat clair malgré nos demandes, * ménage surfacturé, * présence de coquerelles au début sans réel suivi, * contradictions constantes dans les informations reçues. Le plus absurde? Après les événements, la propriétaire est même allée inventer publiquement plusieurs propos complètement faux à notre sujet dans un groupe d’expats de Tulum. Le point culminant est arrivé la veille de notre départ avec une facture d’électricité très élevée que je souhaitais simplement analyser calmement avant de payer le lendemain matin. J’avais déjà confirmé que j’allais payer après validation. Environ 10 à 15 minutes plus tard, des policiers armés se sont présentés directement à ma porte pour me mettre énormément de pression afin de payer immédiatement en cash. À un certain moment, on m’a même menacé de m’emmener au poste si je ne payais pas immédiatement. Honnêtement, j’ai eu peur pour ma sécurité. Je voyage énormément et j’ai loué des dizaines de Airbnb partout dans le monde. Je n’avais jamais vécu une situation aussi stressante, inquiétante et surréaliste. Sous la pression, j’ai fini par payer plusieurs milliers de pesos immédiatement avant de quitter le logement une heure plus tard. Le plus triste dans tout ça, c’est qu’une seule propriétaire peut complètement nuire à l’image d’un projet aussi beau que Xalet et à l’expérience globale des touristes à Tulum. Tout est documenté : messages, photos, vidéos et conversations. Une plainte officielle a été déposée auprès d’Airbnb. Je ne comprends toujours pas comment des policiers ont pu entrer aussi rapidement dans un projet supposément sécurisé sans être accompagnés ou supervisés davantage par la sécurité du complexe. Mon conseil aux futurs voyageurs : ne sortez jamais de la plateforme Airbnb pour les paiements ou les ententes. Gardez toutes vos protections actives. Et surtout, évitez l’unité E-306.

Our experience was not good. We had construction noise for all 10 days we stayed. We paid for premium stay but didn’t even had working warm water for 10 days. Engineers came multiple times where we waited n the apartment and they were unable to fix it, we have never been notified about status. It was so bad that at one point the host stoped replying to us. We can personally do not recommend this place.

This was our first time staying at Xalet Tulum and we absolutely loved it. From the moment we arrived, the staff was incredibly helpful and welcoming, which made our stay even more enjoyable. The community itself is beautiful and has a great atmosphere. The amenities are truly the cherry on top — there are multiple pools available to relax and enjoy, which makes the experience feel very resort-like. Our condo had a swim-up balcony, and that quickly became our favorite part of the stay. We ended up spending most of our time there, enjoying the pool and the peaceful environment. Overall, it was an amazing experience and we would definitely stay here again.

My family was checking out out today and they parked in the parking garage the entire time they stayed there, the elevators go down to the parking garage and my whole group with the luggage went down to the garage level, and as soon as we opened the door, we saw the ENTIRE garage was completely full of white smoke, enough to where you couldn’t see even half a meter in front of you. We had to walk to the back of the garage through the smoke which burned our eyes and throats immediately we couldn’t even find the car in the smoke. We found out quickly it was pesticides, we were being poisoned so they could spray the garage for pesticides, while the guy fumigating the garage was wearing an industrial gas mask, no warning, no signs, no closing off the garage. Just pure poison. I’ve lived in Tulum for 5 years and I’ve never seen something like this, I know they fumigate outside but never an enclosed area where the guests park their cars. The smoke was clearly bad enough for the man to be wearing a full blown heavy duty gas mask. I can’t believe the wouldn’t close the garage off or give a single warning to avoid this, I would have parked 10 minutes away off the property to avoid something like this
