Worst vacation suite in Playa. The sheets were dirty and or missing. Someone broke in the door and it stayed in disrepair my entire stay (6 nights) despite maintenance being there daily to work on the broken elevator. Another day guests left up to 3 small dogs on the rooftop all day and night. The dogs destroyed seating and left feces and 5+ pee pads soaked. It stayed that way for 48 hours. In short anything that could go wrong did. If you are looking for a place to shower the sand off and sleep safely….this WILL not do. Water pressure is non existent and the rooms are dark humid and lacking the basics of comfort. There was a woman at the front desk whose name I didn’t get get who seemed almost delighted we were having such a horrible stay. She claimed there was no resolution and that if they had any cancellations we would be moved. Outside of the family with unattended dogs we saw no other guests during our stay. It’s a small building with no sound proofing and the elevator was broken so it was easy to keep track of which floors were occupied. I’m unsure of why she didn’t want to help or see how dangerous it was for the door to be broken our entire stay. I didn’t want to make a big fuss because our room and belongings was left unsecured every time we went to the beach or out to enjoy Playa. Christmas vacation nightmare.

Great place to stay near 5th Avenue, just a few blocks from the beach with all the services you need to spend incredible days. Friendly staff and super comfortable rooms. I would definitely stay here again 😍

Superb condos with a rooftop garden and pool on the roof. Safe. Free indoor parking. A few steps from Fifth Avenue. Less busy area as it is not in the center of the tourist zone. Convenience stores, fruit shops, butcher shops, restaurants and bars nearby. Walking distance to the beach.

I rented a 1 bedroom suite from Nov. to the end of Feb. and really enjoyed my stay. Robin, the property manager, was kind, attentive and professional. He and his staff were available and friendly. The unobstructed Oceanview on the rooftop pool area is the best.

I had such a beautiful stay at **Mayan Monk Suites**. The location is perfect — just one block from the beach — yet it feels tucked away in a calm, jungle-like setting that gives the space a more authentic and peaceful vibe. The property is new, quiet, and carries a very zen energy. The rooftop view is absolutely gorgeous and quickly became one of my favorite spots to relax. But what truly made this stay special was the people. Robin, the manager, is exceptional — attentive, kind, incredibly helpful, and a fantastic communicator who made everything effortless. Dennis and Antonio at reception always welcomed me with big smiles, and even the cleaning team, Leydi and Letty, brought such warm, positive energy. Marvin from maintenance was also wonderful. It’s genuinely the people and the level of care here that made me feel at home — cozy, cared for, and happy. I will definitely return again and again !!!!

First off I want to start by saying the manager, Robin, was such a nice and thoughtful man. All of his staff are friendly. Our room was clean and the bed was comfortable. A/C worked well. This location is close to the beach and 5th Avenue. It was quiet at night. Only issue was a dog on our floor who barked at any noise in the hallway (assuming this was when owner was not in the unit). Overall it was affordable, close to the beach and away from the noise of downtown PDC. Thank you Robin and staff. 😃

Stayed here for 6 months and couldn’t wait to leave. The cleaning ladies are nice, however the front desk team are rude, I’ve seen them laugh at other people complaining. They offer a gym, everything is broken, the have rooftop bbq, but will expect you to clean it better than you got it without providing any cleaning tools. The pool is freezing cold and always leaking despite being fixed. The rooftop reclining chairs are all old and saggy making them uncomfortable and the building wifi sucks - you cannot even get cell signal in your room. Every room has humidity issues and the bathrooms have mold on the walls, makeup brushes become musty and stink, towels smell if left under the counter and the walls are poorly constructed enabling you to hear conversations of all the people around you at night. Overall if you are considering a short term stay or longer, there are way better options in Playa. This is terribly run, by people who don’t care and the front desk staff are some of the worst I’ve ever seen. Please read other reviews of this place - do not judge it by the photos.

I made a reservation in advance and they cancelled it. I search again on Booking and it turns out the dates I reserved are still available but more expensive. The dates are already very tight and it will end up costing me more.

Horrible experience, unsafe and dirty The Mayan Monk Hotel in Playa del Carmen looks nice in photos, but the reality is terrible. No proper hot water, broken hairdryer, non-working safe, dirty pool, unstable Wi-Fi – nothing works. The room was not cleaned even once in six nights: no towels, no trash removed, and the smell was unbearable. Since toilet paper can’t be flushed in Mexico, the bin was overflowing for days — completely unhygienic. I got two bacterial infections during my stay, likely from the tap water used for ice. The so-called gym is a joke — most of the equipment is broken. The rowing machine doesn’t work, weights are old and rusted, and apart from a single cable trainer, nothing in that room is usable. It’s misleading to advertise this as a fitness area. The manager was incredibly rude and heartless. When I had a medical emergency (possible thrombosis) and went to the hospital, he sent me a Booking message saying I must check out by 12:00 or they would forcibly remove me from the room. No compassion, no professionalism, no humanity. This place is unhygienic, unsafe, and completely mismanaged. ⚠️ Avoid at all costs – do not book here.

I love the sea view from the Rooftop and its penthouses, plus the service is very fast when it comes to resolving any situation. Thank you to admin Frank because he is always attentive.

Very nice place and service. The rooms are clean, beautiful and modern. As for parking, there is little to be desired; its structure is very poor and it is dangerous. Other than that, everything is great. I recommend it 100%.

I stayed here for just one night while traveling back home, the place is wonderful, more beautiful than in the photos. I love the kitties

Spacious, comfortable and well-equipped apartment. It has a comfortable bed, giant closet, bathrooms in each room, air conditioning in every area of the house. Very well-equipped kitchen with utensils, containers and appliances such as microwave, air fryer, gas stove and hot and cold water dispenser. The terrace space is very nice, the pool is always clean. The only downside to improve would be the water pressure as it comes out with low pressure, the humidity that builds up and the cigarette smell that comes from the balconies. Located close to the beach and the beginning of 5th Avenue, excellent location. Recommended and would return without hesitation

do not recommend, extremely noisy you can hear everything of the people above you and beside you. our first night we had 1 hour sleep because the people above us were playing music through a speaker all night, yelling, moving furniture and dropping things. It got to the point where I knocked on the peoples door at 2:30am but they didn’t answer as music was still blaring. i then went down stairs to reception and the receptionist said he will go upstairs and talk to them. i have no idea if this was actually done or not as the noise continued until 7am. I went downstairs first thing in the morning to put my complaint forward again and said if nothing is done then provide me with a refund of the upcoming nights and i’ll stay elsewhere. they said they got in contact with the people above and they denied they were even home besides the fact I had a video of the noise. They basically said they can’t do anything about it. we didn’t sleep at all really for the 3 nights we were there. biggest regret staying at a hotel that doesn’t actually follow their procedures of no noise past 10pm and also doesn’t provide customer with a solution just basically brushes it off
