4 Bedroom Villa in Tulum

The beach is really far away from the Villas (3kms) and there is a limit of people for the condo, the rest need to pay mx1500, usd75 dollars per day at the hotel Reef .

Stayed at TOH Villas #3 as part of The Luxe Week tour. The location is cut into the jungle in a newly developed area, while the roads are more like trails, the area does feel safe. The bed is very firm and the villa lacked a few basic amenities you would expect at most Airbnb/VRBO/hotels but nothing that would make the stay unbearable. Night 1 some of the electric (lighting) in my specific room went out but the AC and the power outlet continues to work. The maintenance team was there the next morning to investigate and fix. Given the area is far from walking distance, a recommendation for the operators would be to add a filtered water option of some sort for consumption. Taxi rides from the beach area to here vary from $40-$50+ but there are countless scooter, ATV, bike, etc rentals nearby you can use. For larger groups like us SAMA Transfers was a great option to get around the area and very reasonably priced. If you have a large enough group taking up multiple villas there is a sliding wall that opens in the main area that connects all the villas near the small pools that makes it feel very connected and fun social area.

The experience at this property was deeply disappointing and concerning. The lack of service in case of emergencies, combined with unreliable Wi-Fi, posed significant safety and convenience issues. Additionally, the pool area remained in constant shade, making it unusable and diminishing the overall value of the stay. A particularly unsettling aspect was the host’s disregard for privacy, entering the property unannounced and without prior communication under the guise of “checking in.” This behavior felt intrusive and created an uncomfortable atmosphere throughout the stay. The surrounding infrastructure was also problematic, with roads in such poor condition that taxis refused to provide direct service, forcing us to navigate unlit, unsafe pathways on foot. These conditions made the location not only inconvenient but hazardous, especially at night. Based on these serious concerns, I strongly advise against staying at this property.

Hey, I had an unfortunate stay here, I don’t like to be negative towards anyone but the way my friends were treated, I wouldn’t wish that upon anyone, I expected better, but was very disappointed with the behaviour of the owner of this place

The place was beautiful, however The host invaded our privacy as she just walked into the place unannounced and without knocking as me and my boyfriend were naked. The roads to the place were also awful, very difficult to get a taxi as most of them refused to pick us up due to the road conditions. Will not stay here again

This was a horrible experience. The beds are rock hard. There are no cleats to put your clothes. The pool was very dirty and not clean. The roads to get here aren’t paved and are horrible to get in and out of. DO NOT WASTE YOUR TIME AND DO NOT DTAY HERE

This place looks great, but came with nonstop problems and the hosts were horrible. No service in the area, streets seem like they got bombed, and the power was consistently in and out. Definitely do not recommend.

this place looks amazing but air conditioning doesn’t work, water didn’t get hot and there’s no phone service anywhere in the villa. not to mention none of the streets are paved and taxis didn’t want to come pick us up. WORST OF ALL the main power shut off is on the street and stays unlocked. people repeatedly turned the power of to our villa

Don’t bother wasting your time! (This is why you check reviews before booking) I never have left a bad review but this host deserves to be removed from the airbnb platform. Firstly - The directions provided were incorrect, near impossible to find. Now for the villa: ❌ Beds were like rock, totally uncomfortable ❌ The TV is not a smart tv, the apps don’t work and the remote just moves a mouse around the screen. It’s as if you’re using an old desktop comp. Unacceptable for a place this expensive ❌ The pool has dead flies floating in it, no filtration or cleaning has been done, unusable ❌ No closets or drawers in the upper rooms ❌ Roads are mangled to and from the villa, will take u 10 minutes just to get to a paved road All in all a total waste of money

Good service

The houses are fantastic equipped with every comfort and a charming swimming pool. The staff service is not the best but it's really worth it for the beauty of the apartments and common areas. A car or some means of transportation is quite necessary to get around Tulum
