House in Playa del Carmen – Jungle, Near Beach

Ok team. This is VERY SPECIFIC so please read the details My client is looking for: A rental HOUSE away from other houses in the jungle, but close to the beach. 4 rooms minimum, and a main space big enough to have a few people lying down on mattresses. Bonus points if there is some kind of dedicated space for that, like a yoga room or something similar. No neighbors, or must have understanding neighbors because sometimes people scream. Within 10 to 15 minutes max walking distance to the beach. Low noise / tranquil. Access to some 'sittable' ground. Grass, soft sand, or artificial grass yard. Electricity connected to the grid. Strong internet is a must, such as Starlink, but preference if also normal fiber optic like Totalplay or Izzy, etc. Pool is nice, but not mandatory if close to the ocean. October/November move-in, one-year contract. $45,000 max budget. Please DM me options privately. Anyone?
