"Living in Selva Norte has been a very balanced experience. What I value most is the feeling of being truly inside the jungle, the environment feels green, peaceful and well integrated with the architecture, which translates into peace and a relaxed atmosphere. The amenities fulfill their function well: the common areas are well thought out, the pools are pleasant and, in general, everything invites you to disconnect without having to leave the condominium. It's a place where you can spend the entire day without feeling like something is missing. In terms of security, it gives me great peace of mind knowing that it is a gated condominium with 24/7 surveillance. Controlled access is noticeable and adds a lot, especially for those of us who value privacy and security in Tulum. One point that really makes a difference is the restaurant within the development. The cuisine is very good, with varied options and affordable prices, which allows you to handle meals without complications. The location also works in your favor: you are away from the noise and hustle and bustle, but at the same time just 5 minutes from the center of Tulum, so moving around is easy when you need it. That balance between tranquility and proximity is, for me, one of the best things Selva Norte has. The Penthouses are incredible, they have a very large rooftop, with bathroom and plunge pool and grill, a true luxury, with views towards the imposing jungle."

AVOID. Pure appearances and "management" simply dedicate themselves to applying "gaslighting" techniques to avoid any responsibility… Both 2/2 cenotes have been green SINCE THE HURRICANE IN 2021… and they're not going to fix them… . The gym only has 1 air conditioner that barely works and the treadmill is broken (something they get upset about and deny when you report it). -The garbage container is right at the front door! Walking 10 minutes to carry several bags of garbage is ridiculous. There are multiple concrete speed bumps that are too high (enough to damage any vehicle that isn't a tall SUV/4x4..). Your vehicle will scrape bottom several times in a very short distance. Security is useless, they give you problems when you enter and problems to your visitor… and management is worse. Management completely lacks customer service, they are rude, arrogant and act like they ARE DOING you a favor by letting you breathe the air in their "residential.. poorly done and poorly managed.."… in fact if you approach them to point out any of these problems… they give you problems and "informative letters according to them for nothing...". + THERE IS PRACTICALLY NO PARKING AVAILABLE because of them themselves…. It's easier to write a false informative letter because someone pointed that out than to solve the problem….. The few PUBLICLY available parking spots for the condominium buildings... are half occupied by broken-down vehicles or… permanently occupied by who knows what vehicles covered up or by motorcycles... and obviously it's a team EXCLUSIVELY OF MEN. Naturally they lie, apply gaslighting, and give you problems for pointing out the issues… and worse yet, they tell you... "you're just renting, you have no right to ask anything about that... we only give attention and priority to owners". They use GASLIGHTING techniques when you call them out on real issues… THE FUNNIEST PART.. when I mentioned all the garbage around there, I was told YOU ARE FORBIDDEN FROM TAKING PHOTOS HERE BECAUSE THESE ARE PRIVATE PROPERTIES.. (the photos were of garbage outside the properties or in public transit areas..) they told me.. "IT'S THAT IT'S THE RACCOONS"... of course, THE RACCOONS... leave bags full of garbage, construction materials, rotted cut trees, piles of moldy leaves and wood lying around... the raccoons also don't fix things that don't work like the elevators and gym equipment…those raccoons... seriously, those people don't have INTEGRITY, BACKBONE, VALUES, EDUCATION OR ANY COMMITMENT to do their job... avoid. Too bad because the location in the jungle is beautiful, too bad with the people from SELVA NORTE who take away the beauty…

My experience as a condominium resident has been very negative. Over time, the condominium has deteriorated noticeably, which, in my opinion, is due to poor administration and unprofessional management. Decisions seem to be made without clear criteria or planning, which has generated disorganization and a tense atmosphere among residents. From my point of view, this situation has seriously affected the quality of life, coexistence, and the perception of property values, which have been progressively declining. This is a personal opinion based on my direct experience, but I consider it important to say it clearly: it is not a place to come and rest. If you are looking for tranquility, order, and good management, I would seriously recommend evaluating other options before choosing this condominium.

The surrounding streets are still not finished, they are unpaved so you have to dodge many potholes. Within the complex there are very few parking spaces so it is difficult or impossible to find availability during high season. I went in January 2026

Highly recommended place to visit in Tulum, especially for families and people who want to disconnect in the midst of the wonderful Riviera Maya Jungle. Most accommodations in Tulum are designed as if they were city apartments on the beach, Selva Norte keeps all the elements of the jungle and nature. I highly recommend it for long and short stays, and it also has a restaurant within the complex.
